These provide two separate self-contained residences  located within a single dwelling that are on one title. There is generally a common or single entrance with separate lockable doors to each residency. Both residences can be leased out separately or you may choose to occupy one. Typically, this may be an apartment with 1 or 2 bedrooms, 1 bath on one side and the same on the other side.

Dual Occupancy properties

These have two separate dwellings on a single title. The dwellings may be attached by a common wall or detached and they have separate external entrances. Both residences can be leased out separately or you may choose to occupy one. Typically one residence would include 3 Bedrooms, 2 bathrooms and a Garage and/or Carport and the other residence would include 2 bedrooms, 1 bathroom and a single Garage. The configuration will depend on Council bi-laws, town planning guidelines and will vary from Council to Council.

Duplex Properties

Duplex Properties are similar to dual occupancies and offer the additional benefit that each dwelling can be individually strata-titled. There is usually a cost involved to strata the property and this can be arranged with the builder at a cheaper cost or alternatively, the investor may submit an application to council at a later stage when desired. The advantage of a duplex is that each can be sold individually. The dwellings may be attached by a common wall or detached and they have separate external entrances.

Please bear in mind that Duplex dwellings are again highly sought after and there is generally a scramble to get hold of these. So it is usually first in with a holding deposit and signed contract that secures the property.
